    Model Building Bye Laws – 2016

    General

    • Building Permit within 30 days else deemed sanctioned
      Ease of Doing Business
      Single window clearance
      Online Approval System
    • Empowering Professionals

    • Provisions for Differentty Abled, Elderly and Children
    • Swachh Bharat Mission

    Definitions

    Applicability

    Applicable to building activities in the State/Urban Center/Town for which they are framed.

    • To be read in conjunction with Master Plan/ Development Plan/ Regional Plan/ Any other statutory plan in force.
    • All mandatory Master Plan/ Zonal Plan/ Development Code regulations regarding land and building use, coverage, FAR, set-backs, open spaces, height, number of stories, number of dwelling units, parking standards etc., shall be applicable.
    • Bye Laws to be reviewed after 5 years.

    Procedure for obtaining Building Permit

    • Documents Required. Layout & Site Plan, Building Plans, Service Plans for Water Supply, Sewage Disposal, Electricity Supply, Gas Supply, Fire & Safety Plans, Disaster Management (if applicable).
    • Other Documents. Ownership docs., Certificate of Structural Safety, Certificate of Supervision, Property Tax Receipts, Undertakings, Bonds, NoCs and Forms
    • Building Permit valid for 3 years for Residential, Industrial and Commercial Buildings (4 storeyed) and for 4 years for multi-storeyed buildings (more than 15 m in height). Revalidation on yr-to-yr basis on payment of revalidation fees.
    • Completion/ Occupancy Certificate to be applied after building completed as per approved plans.
    • Penal Actions in case bldg not built as per Bye Laws and unauthorized construction.

    Development Codes & Building Requirements

    • All mandatory Master Plan/ Zonal Plan/ Development Code regulations regarding land and building use, coverage, FAR, set-backs, open spaces, height, number of stories, number of dwelling units, parking standards etc., shall be applicable.
    • Where Master Plans/ Zonal Plans/ Development Codes are silent on such issues, the state may formulate Building Bye Laws that shall be applicable. MBBL 2016 can be followed as guideline on such regulations.

    Provisions for Differently Abled, Elderly and Children

    • Applicable to all Buildings used by Public. Educational, Institutional, Assembly, Commercial, Business, Mercantile Buildings and Group Housing constructed on plots of more than 2000 sqm area.
    • Not applicable to private residential buildings
    • Provisions. Ambulant Disabled People, Wheel Chair Criteria, Access Width, Ramps, Nor-Slip Surface, Parking, Lifts, Stairways, Corridors, Toilets, Signage, PA System

    Rain Water Harvesting

    • Applicable on plots more than 100 sam. in size
    • Owner to submit complete proposal for rainwater harvesting — roof catchment, gutters, down pipes, rain water/ storm water drains, storage tanks/ pits, ground water recharge structures like pit, trench, tube well etc.
    • Applicable to public open spaces of more than 500 sqm. area

    Green Building Norms

    • Applicable on plots more than 100 sam. in size
    • Provisions for Sanction as per Plot Size
      1. Water Conservation and Management
      a. Rain Water Harvesting (by Recharge)
      b. Low Water Consumption Plumbing Fixtures
      c. Waste Water Recycle and Reuse
      d. Reduction of hardscape
      2. Solar Energy Utilization
      a. Installation of Solar Photovoltaic Panels
      b. Installation of Solar Assisted Water Heating Systems
      3. Energy Efficieny
      a. Low Energy Consumption Lighting Fixtures (Electrical Appliances – BEE Star and Energy Efficient Appliances)
      b. Energy Efficiency in HVAC systems
      4. Waste Management
      a. Segregation of Waste
      b. Organic Waste Management
    • Owner can apply for Green Building Ratings and avail additional FAR as per Master Plan

    Streamlining Approvals

    • FDI limit for Built-up Area reduced from 50,000 sqm to 20,000 sqm
    • External bodies like AAI, DFS, NMA, UAC, HCC, MRC etc. directed to prepare online NOC system, to be integrated with online single window clearance. Applicant to submit only one Common Application Form (CAF)
    • Fast Tracking Approval Process

    Integration of Environment Clearance with Building Permission

    • Buildings with BUA upto 1,50,000 sqm, classified under 3 categories:
      1. Category ‘A’ buildings – BUA 5,000 sqm to 20,000 sqm
      2. Category ‘B’ buildings – BUA 20,000 sqm to 50,000 sqm
      3. Category ‘C’ buildings – BUA 50,000 sqm to 1,50,000 sqm
    • Environmental Conditions to be met — Natural Drainage, Rain Water Harvesting, Solid Waste Management, Green Energy Norms, Air Quality & Noise, Green Cover, Sewage Treatment etc.

    Hi, sunlight is the best source of light and energy. So to use effectively, the placing of windows and other openings and reflective surfaces matters a lot.

    As a civil engineer, it’s our aim to maximize the comfort of the user and reduce the energy consumption for saving electricity.

    The design of the building should be like this the rays of sunlight it will be scattered from the wall and reflect and cover a maximum area of the house. There will be no direct sunlight on polar sites of the walls that are north facing and south-facing. Providing large Windows is a good option to maximize the use of natural sources of light.

    In the present scenario, translucent concrete is been used as concrete which transfers the light in various commercial buildings to reduce the use of artificial electricity. This is a great gift from nanotechnology.

    the position of lights inside the room must be at the middle of the wall and not at the corners so that lights spread 180 degrees.

    Translucent concrete
    It is also called as Transparent concrete or Light transmitting concrete. Translucent concrete is achieved by replacing aggregates with transparent alternative materials. This transparent appearance is mainly due to the uniform distribution of high numerical aperture plastic optical fibers (POF) throughout its body.
    The concrete is formed by mixing of fine concrete, i.e., cement & fine aggregate with optical fibers. These fibers blend into the concrete like any other aggregates. These optical fibers have the capacity to transmit the light from the source into the space enclosed by panels.
    The thickness of the optical fibers can be in 2μ – 2mm. The main reason to use optical fiber is that it can emit light even at incident ∠ >60°. Using these does not have any impact on the properties of concrete compared to normal ones. It is commonly used in the construction of green buildings.
    Since it can emit light, this type of concrete is considered an energy-saving method of construction. It provides a good aesthetical appearance to the building. But casting of this type of concrete needs skilled labor, and cost is somewhat high.

    Presuming that you do not want to opt for higher studies (otherwise you must have been sure by now),I would suggest you to give time to yourself,actually introspect and find out if there is something that interests you in the field,if you want a job in the core field?…

    These are the basic ideas I have-

    1. If you money is what you want and you don’t care whether your career grows up or is stalled, PSU is what you are looking for!

    Prepare for GATE because PSUs barely do campus recruitment now.(for Civil Engineers)

    2. If you want your technical knowledge to be put to test,you want to earn by toiling and learning,go for the private sector.If you don’t know yet,

    • Mediocre CTC (about 3.5-5lpa,for trainees)
    • Heavy Workload,about 12hrs,6days a week

      BUT

    • You can expect something really big after 5-6 years of meaningful experience.You can go on a promotion spree or switch jobs with better packages!
    • You can also take up MBA/M.Tech during your course as an employee,depending whether you want to manage stuff or toil harder on the technicalities section.

    Recently I go through the image you attached, yes it possible to repair the leakages and seal with concrete with some admixtures. I suggest you contact with the locally available contractor for repairs. But if you are a civil engineer, the following are some suggestions.

    Following are some repairing methods for leakages

    1. Resin injection: used for repairing the concrete saw delaminated and also used for joints that experience water leakage. Metals are used for rebound cracks, whereas polyurethanes and acrylic acrylates are used to seal the cracks and joints that leak water.
    2. Stitching cracks: it is a long-lasting and easiest method where the holes are drilled, and the surface is stitched with the help of a metallic wire. Is metallic wires are passed through the holes and anchored strongly, and the vacant spaces are grouted.
    3. Gravity field method: in this method instrument with waterproofing admixture used to fill the cracks with the help of the gravity where it is allowed to move inside the cracks by gravity forces and sealed it. It is used for the cracks with width 0.03mm to 20mm cracks
    4. Micro toppings: Polymer with 1/8 inches, which contained a modified concrete and sand, are applied with the help of trowels. This treated surfaces can be allowed for public use within 36 to 42 hours of usages.

    Yes. Of course. The method of mixing is not relevant to batching. So long as the quantities and proportions remain what they need to be, drum mixing or hand mixing, both are batch mixing. In fact, in the industry, mostly drums are used for mixing concrete because they save time and labour.

    First of all, identification of the performance of obligations in the contract and determination of a transaction price is beneficial for reaching the entities

    Transaction price also reflects the consideration of the entity except to receive was it meets the performance of applications in the contract.

    Actually, allocation of the the transaction price is done totally based on the performance of applications in the contract.

    The overall objective of allocating the transaction price is to arrive at an allocation that represents the amount of considering the entity.
